Awaab’s Law Comes Into Force
Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025, commonly referred to as Awaab’s Law, comes into force for the social rented sector from today, 27 October 2025.
From this point social landlords will have to address all emergency hazards and all damp and mould hazards that present a significant risk of harm to tenants to fixed timeframes.
The AI-DOMP platform analyses existing and retrofit building designs to proactively identify areas prone to mould growth. It generates a comprehensive assessment and retrofit options report using visual aids such as graphs and charts to enhance clarity and ease of understanding.

On the closing day of the Housing Community Summit 2025, the Housing Ombudsman Service confirmed that damp and mould remain the most reported issues in the social housing sector.
The Ombudsman Service presented findings and urged landlords to adopt a proactive approach ahead of the rollout of Awaab’s Law, which comes into effect on 27 October 2025.
The session emphasized the critical role of data-driven strategies, encouraging landlords to detect early signs of hazards and maintain accurate records to support timely interventions.

The RISE Award recognises emerging best practices in research, innovation, sustainability, and enterprise across pioneering products, technologies, processes, projects, and schemes.

Housing 2025 Manchester: Is the Industry Ready for Awaab’s Law?
We attended to spotlight AI-DOMP, join sessions on Awaab’s Law and mould-focused products, reconnect with peers and mentor students.
Sessions were well attended, with speakers stressing the 27th October 2025 deadline for Awaab’s Law. The most popular session highlighted the need for landlords to understand their stock.
Some social landlords haven’t started preparing, despite only three months left. With 4.5 million social homes and the private sector next, Awaab’s Law will soon cover over 10 million properties. The Housing Ombudsman urges landlords to act proactively, not reactively.

AI-DOMP (AI Enabled Design Diagnostics and Optimisation System for Mould Prevention) aims to support landlords in proactively addressing properties susceptible to damp and mould. By sharing this AI-DOMP Beta platform with others, we can gather valuable input and drive meaningful change together.
